Videos Do It Better

Real estate video, local community movies both deliver so quickly, easily and use the eyeballs, the ear drums.

Just toggle it and sit back. The information gets fed, like a media IV with a slow drip of what the real estate buyer wants, needs. And will get one way or another. With real full motion video, the corner Seven Eleven is open 24/7/365. The Welcome To Maine, The Way Life Should Be.agent, broker, REALTOR can be sleeping late at night, while a buyer half way across the country is getting off work.  Dialing in the video platform website address to graze. Munch on the new listings you shoot, edit, render. Then upload to support the imagery, the links, maps, aerials and rest of the property exposure details.

We are approaching five hundred videos made and know they work. Properties have been sold based on just the video alone. If done right, it quickly shows the buyer many time zones away in a zip code I've never heard of, the sticks, bricks. Or the local canoe race, the 4th of July parade, snow skiing a Maine mountain. Maybe a Maine soap box derby race. Or the new real estate listing on a Maine lake that I am excited about, want others to feel like they have been there too. With the video.

The way we market real estate has changed over the last thirty one years of wearing the REALTOR "R".

Many advances in media since the days of the black and white Poloroid shoot, look at your watch and then peel off the sticky chemical smelling negative backing.

Now in addition to lots of images and details property listing information like you see on this site, we use video embeds, aerial maps and helpful links all designed to NASCAR quick deliver the details.

ME Real Estate Loans

The money to buy a property in Maine.

The sources are many, and often if buying recreational land in Maine, consider firstMaine's Real Estate Prices Are Lower to Earth, Bank Mortgages Smaller Too. the owner. The seller of the property listing is a good candidate to hold the mortgage, take back the paper with a promissory note you guarantee to the terms on.

No bank, custom made payments you the buyer can handle so the seller gets the monthly checks like clock work.

But if the property has a home that already has a mortgage lien on it, needing to be paid off, owner financing suddenly is not an option. Most mortgages are not assumable these days other than a very very old Veterans Administration ones still kicking around. But near the end of their life if they have not paid off already.

So that is why God created banks.

To offer many financing options to fit your current income, life situation. For first time home buyers, the Maine State Housing  Authority (MSHA) is one of the best home buying options going. And in a day and age of not just chocolate and vanilla ice cream choices, the same variation, supply of home loan mortgages in Maine are available. The USDA Rural Development Program also offers even more Maine home buying avenues to consider.

Buying Maine Land

Maine is famous for lots of land at attractive prices, drop dead gorgeous scenery. Maine Is Land, Water, Low Cost Land

But there are still a few tips. Pointers to keep in mind to make sure the Maine land buying process has a happy ending. The more land you buy, the cheaper per unit acreage. But if you purchase a smaller sub lot from a larger acreage, make sure to have a title search.

Survey ever done on the Maine property?

Is it vague and iffy on where the heck the corners are, where the lines run? No? Then very thin ice, sleepless nights. Surveys you end up doing after the sale, pay for with results you won't like. Differing from what you were told, hoped for, expected.

The title search is important to make sure there are no heirs that did not sign off. That liens on the property are bur-docks on that title. Problems you can not see walking the land, looking over the photos, video loops. You don't want to find out later about back property taxes not paid in full or discharged by the municipality where the Maine land is located.

Right of ways, easements you learn about a year after the purchase not a good situation.

Unless you like climbing courthouse steps. Lawyers at lots of money per billable hours. If the original property was say 100 acres and five parcels were created that the deeds call for twenty acres in each, where did you come in to this nightmare movie? Without a real survey to determine not just the lines but the acreage quantity of each, if there is a shortage of property, the last guy in comes up short. Gets the smallest piece of whatever is left. Maine is a race notice state at the registry of deeds. This is the way it works if the pizza property pie is a little short. Overly ambitious in its claim of what actually is the size of the over all land and any sub lot pieces.

$35,000 ME Home Sale Excitement?

The size of the Maine home sale can be $35,000 and I get excited. Why?

Those are the meat and potato sales, often without a bank needed. And the maineleaveslakefolks who pay cash for the Maine homes, properties are interesting, well traveled too.

The latest $35,000 Maine home sale to the nicest Alaskan house buyer. She tossed us emails, made calls, watched videos and finally got here to purchase a Maine property.

The one she had already toured many times before even getting here thanks to real estate videos.

Videos that work hard around the clock. Beaming a signal to where ever the real estate buyer is on the blue and green revolving marble. Have enough of the smaller sales and they add up. More buyers and sellers dealt with and lots of Maine real estate "sold" signs pop up too.

Folks in the local area begin to realize we are fishing for buyers way beyond the town limits. Marketing properties in deeper waters way way off shore where the bigger, more fish are.

And resale down the line when the places get fixed up, re-listed to sell happens. I figure the smaller sales get my foot in the door and cause other sales over the years to roll in. Like a property listing avalanche.

One old axiom I learned early on in a 31 year real estate career is the higher the price, the thinner the buyers. More people can afford the lower cost Maine properties. And often the seller of land in Maine can owner finance, take back a mortgage too. Saving the real estate buyer money by avoiding a bank's overhead closing costs, avoid their higher interest rates too.
